The development involves the replacement of an existing dilapidated house.

The rebuilding of the house will facilitate the repositioning of the building in order to achieve an enlarged and more useable rear garden area, which will maximise the sunny southerly aspect of the rear of the property. In addition to this benefit, the repositioning of the new house within the plot will create a building line which is more consistent with the rest of Ardlochan Road.

The house has been designed to reflect, in a contemporary form, the style and character of the Arts and Crafts properties typically found in Troon and Turnberry. The materials which will be used in construction will therefore be of a high quality, consisting of plain clay tiles to the roof, pre weathered, grey standing seam zinc roofing and cladding to the dormers and rear dining room roof and white self coloured render to the external walls. The sills, basecourse and chimney cope will be finished in natural sandstone. The windows and doors will be high performance, triple glazed, timber framed with aluminium cladding. The front storm doors will be clad in oak.

The house will incorporate the following sustainable construction features;

1. Fabric of the house will be super insulated to Passive House standards and constructed to minimise air infiltration.
2. A ground source heat pump with heat recovery ventilation system
3. Photovoltaic Panels
4. Rainwater harvesting systems providing greywater to flush toilets and external tap to water the garden and for car washing.
